What must I bring with me to tour an apartment?
Valid Government Issued Photo ID (Driver License)
What are your application and administrative charges?
App Fee: $75 per person Deposit: (Based on credit) Ranges from $200 up to 1 month's rent
What are the income and credit qualifications?
3 times the monthly rent, require proof of income, 3rd party credit screen.
What is acceptable "proof of income" to sign a lease?
2 most current pay stubs, 2 most current months of bank statements, offer letter, or current W2.
What happens if I qualify for an apartment, but my roommate does not?
The roommate will not be approved to lease/live onsite.
Is my security deposit totally refundable?
Yes
If I get a job transfer, can I break the lease?
You would have to provide 60-day written notice, pay termination fee, and pay back any concessions given.
Can I change to a month-to-month lease plan after my first year?
Lease will automatically default into a MTM lease after completion, unless you renew or give a 60-day written notice. A month to month fee will apply.
Do you accept leases for short terms?
We do not offer leases under 7 months, subject to change.
Am I required to have renters' insurance?
Yes, $100,000 personal liability and the policy must have your unit and list all adults on the lease.
Do you offer furnished apartments?
No. However, we can refer you to an appropriate rental source for furnishings and housewares.
Do you offer corporate apartments?
Yes, through 3rd party services.
If something needs to be repaired in my apartment, how do I report it?
Please contact the office, via resident portal, email, or phone.
When is my rent payment due?
1st of the month, this includes holidays. There is a grace period before late fees begin.
What day of the month am I liable for a late charge?
Rent is due on the 1st of the month and late fees begin on the 4th.
Will you accept electronic payments from my bank?
You may pay through your bank, resident portal or other options. Contact the office for further details.
Is there a place where I can pay my rent after office hours?
There are multiple payment options. Most convenient is resident portal. lease contact the office for other options.
There is a person who might be staying with me for a while, is that permitted by the lease?
If the guest will stay for 1 week or more, you will need to contact the office. There are requirements that must be met in those cases.
Do you have reserved parking?
The community has open parking for all resident's and guests.
I have a motorcycle, where can I park it?
In any parking space designated for vehicles.
My children live with me in the summer; do I need to notify your office when they arrive?
Yes, the office should be made aware and they should be added to the lease as minor occupants.
Can I install my satellite dish at my apartment?
Satellite dishes are accepted if they are installed within your personal space, not affixed to the building and a separate deposit is placed with the office.
Do you have cable services?
The community offers Spectrum Services. There is a community representative that may be able to provide additional savings.
Does the property have a fitness center?
There is a 24-hour facility available to the residents. Please view photos on the website or stop by for a tour.
Does the property have a swimming pool?
There are 2 swimming pool to enjoy.
Does the property offer on-site recycling?
No
Are gas grills permitted at your property?
No, the property has gas grills onsite for residents to use.
Is there any additional storage space available at your property?
Phase One homes offer outdoor storage on the patio. Garages are rentable in Phase Two.
Are residents permitted to paint their apartment?
Yes, but must paint or be charged to return color back to original color upon move out.
Will you accept my delivery packages for me?
No
Do you have a list of Preferred Employers?
We have a Corporate Advantage Program. We waive the admin fee.
